Resale vs. purchasing direct from DVC? The Disney Vacation Club is a wonderful timeshare ownership whether you purchase directly from Disney or through the resale market. The main differences between the two avenues of purchasing include the expanded resort options available on the resale market and the per point price savings. All properties are available on resale. You do not need to be in Florida to purchase a DVC ownership. All DVC resale buyers can purchase regardless of home location.

DVC’s Right of First Refusal?
The purpose of DVC's Right Of First Refusal (ROFR) is to control the value of their property so that it remains in step with current values. When there is an accepted offer and a signed contract with a good faith deposit in escrow with a licensed and bonded title company, we immediately forward all contracts to the DVC Review Board. DVC will do an analysis of the terms of the contract and decide if they wish to "step in" as the BUYER. The criteria DVC uses for ROFR is not public information but one important factor for exercising (stepping in as buyer) the ROFR would be if DVC feels the selling price, including who pays closing costs and maintenance and taxes is below the target price they have established. If DVC exercises their Right of First Refusal (ROFR) and steps in as the Buyer, your deposit will be refunded in full or you can switch it to a different offer on a different ownership at your request. No penalties to buyers when Disney steps in.

“Free and Clear” title?
The closing costs on most DVC resales will range from an average of $400 - $650 + (depending on the dollar amount of purchase) These costs will include title search, title insurance, administrative fees and
recording fees (deed and any other pertinent documents). The closing costs are paid to the title company at closing. A Title search is conducted by the Title company to be sure that the title is free and clear and an insurance policy is issued to insure same. Your resale broker has no financial interest in any title company. Financing?
A good option is to contact tammacfinacial.com or Firstagain.com. These are two sources of financing and you can apply directly from the internet. Contact both and pick the one that gives you the best terms.

How long before I can schedule a vacation?
When an offer is accepted, your DVC reseller will prepare the contracts and coordinate the process with you. Once all documents have been completed and signed, Disney's review board will start the ROFR process (see above). It takes Disney 2 to 4 weeks to approve a sale. When Disney approves your contract, it takes approx. 3 weeks for the title company to get the transaction to closing. You will receive your closing documents in your email. At closing the remainder due will need to be a certified bank check or direct wire to the title company in American funds. Once the sale has closed, it takes Disney 7 to 10 days to set up your new membership. Very easy process for buyers. It takes an average of about 7 weeks, under normal circumstances, for you to have a membership number and the ability to schedule your first vacation using your new DVC points.

Closing procedure?
You do not have to come to Florida. The majority of all DVC resells are accomplished via the internet from the comfort of your own home, regardless of which state or country you live in.

New Member hand book?
Your New Member hand book will arrive directly from DVC approximately 3 weeks after they complete the transfer of ownership. You do not have to wait for this book to schedule your first vacation. As soon as Disney provides your new membership number, you can take full advantage of the entire plan.

Can't comment on other resorts but there seem to be many resales available right now for Saratoga Springs. Seems the recession is really biting some people. Talking to other members, its the annual dues that are making folk take the decision to resell. OK you can "rent" your points but seems some members would rather have the lump sum. Shame.

I am glad to see this information, I have been really considering purchasing into the DVC since I attended the presentation at the Invasion in October. My biggest holdback was that I really wanted the Beach Club Villas and was only offerred AK (blech) or Bay Lake. My other holdup was I wanted to wait and see what happened with the recession. Looks like a good time to buy a resale.

We're looking into being Disney Vacation Club members and were wondering, how much is it annually? We know that there is the initial cost (for us 16,640, 160 points) but would we have to pay that every year?
