dvc resales

Hi,
This is the 1st time I have posted a question, so bear with me. I am under contract to buy a dvc with disney and I am wondering if anyone has any information on buying them through a resale broker?

Could the price per point be true?

Do they get you to sign a contract & then disney buys it back because the price is too low (with the broker keeping a fee)?

It just seems that these broker prices are too good to be true.

Resale prices have fallen due to economy, and some folks find they must sell their DVC if they loose their job.

Most good resale brokers can advise you on what prices are passing ROFR and what prices are being snapped up by Disney.

If you're thinking of buying SSR or most of the older resorts, I would go with resale. I would buy direct from Disney for VGC, BLT and perhaps AKV, given the incentives they've been offering.

Your broker can advise you about "stripped" and "loaded" contracts, as well as closing costs and annual maintenance fees.

Thanks Mike. Your obviously have a great deal of experience with the DVC, so if I may, I would like to pick your brain.
Other than booking vacations 4 months earlier than other DVC members, what is the advantage to owning points in several different places?

Typically, the main reason is that the owner wants the 11-month booking advantage of the Home Resort Priority Period in order to make it easier to get the resort they want, at the time they want, with the accommodations they want.

This is especially important with certain “hard to get” reservations, such as:

• VWL at Christmas
• BCV during F&W Festival
• BWV standard view room
• AKV Concierge/Value room
• OKW GV
• VB Cottage or during Spring Break
• HHI during Summer

I want a good chance of getting VWL at Christmas, and BCV and/or BWV during the F&W festival. Thus, I purchased points at those resorts. This won't guarantee me a reservation, but it does guarantee that when I do try to book at the 11-month window, I am only competing with other owners and not every single DVC member to get a prime reservation.

Some folks purchase small add-ons at other resorts and then, by banking and/or borrowing, book a vacation there at the 11-month window every 2 or 3 years.
