More and more development!!!!

Just looked on DLRP.FR and found this amazing article on the future development of the DLRP resort area and Val d'europe district.

It includes 2 new disney hotels, the World of Disney store, a new conference centre and the expansion of Val d'europe all the way up to the Newport Bay Club.

Looks fab!!!

This plan has not ben 100% approved yet but it looks like this will be the future of this particular area.

Re: More and more development!!!!

Well EDL's best feature...the fact that they have land to rent/sell/lease off for the town and outside hotels and such. As a land management company they do quite well.

Re: More and more development!!!!

The two new hotel are not going to be run by outside companies, they are going to be disney hotels.

One to serve the new convention centre and one for tourists built on the lake side.

Oh well then I wonder how old this plan is. Considering EuroDisney still is having issues with their resort's scope I seriously hope this plan is long out of date.

Re: More and more development!!!!

I know the World of Disney store is definately planned for the future. It was going to be built to tie in with the Happiest Celebration on Earth, but it was pushed back because Euro Disney wanted to keep the development focus inside the parks. But it is planned to open in 2008 I am sure. But can somone explain to me what exactly the Val d'europe district is?

Re: More and more development!!!!

I would hope this is NOT going to happen.

DLP got in trouble by overbuilding hotels and frankly they can't maintain the resorts they have -- you should have see how faded and rotted the wood on the DLH was.

And they don't need a World of Disney store ... just transform the Disney Store, which is huge, in Disney Village just like they did in NYC.

Val d Europe is great, though. A master-planned high quality resort community. Much higher-end than if it were Disney run.

Re: More and more development!!!!

I have to dissagree! I hope it does happen. All th eexisting hotels are being refurbed this year, to their original glory.

The expansion of Val D'europe would be paid for by external companies, after purchasing/leasing land off EDL. This would bring in revenue, and also bring in more people/reason to visit. making the comapion hotels "directly linked" to the resort area.

As for the Hotels and convention centre, they would be Disney owned and run. The convention centre will create fantastic revenue for the company, as will the hotel. As for the second hotel, it is aimed at a toursit hotel opposite the Sequoia Lodge, and initial rummours suggest it would be a simmilar to the boardwalk in Florida, creating an expansion of the Disney Village!

All in all a very creative and financialy sound way to expand the resort!

Also. the resort hotels are running at 90% occupancy this summer!

Re: More and more development!!!!

Well maybe they are this summer...but that is not a usual number. EDL doesn't need more hotels at the moment...though perhaps a Convention Center would work well for them.

Re: More and more development!!!!

This is the translated article that accompanied the map.

Each year, the CNU (Congress for New Urbanism) reward the projects of town planning which materialize best the principles of New Urbanism. This year, it is the agency Cooper Robertson and Partners which received a Award Charter for its project of town planning to the Valley of Europe, qualified “compact new city, with the elegant design, which makes it possible the French authorities to realize their policy of planned urban growth intended to control urban spreading out”.

This project of urban development extends until Disney Village current. The visual one below presents the rewarded project to you, which thus has all the chances to be realized. It includes/understands a new Center of Conventions which will be located between the police station of Chessy and Disney' S Newport BayClub. Two new Disney hotels will be built: a hotel which will be rather intended for the customers of the Center of Conventions, which will be on the old carpark located opposite the Imax room of Disney Village, before the Vinci car park, and another hotel rather intended for the tourist customers, which will be built at the exit of Disney Village, on the line, before Disney' S Newport Bay Club, with the current site of the tent which accommodated the concert of DJ BoBo in last March.

The first project to be realized will be the new Center of Conventions. Such a complex will pay much to Disney and should be realized from here at 2010. Of course, as you know it EuroDisney SCA currently does not have the budget necessary to the construction of such a Center. Discussions thus take place in this moment between Disney and the French State in order to find the financing necessary to the realization of the project. In all the cases, this Center of Conventions being envisaged in the charter signed in 1987, it will be built no matter what it arrives, Disney by financing only one part.

In the long term, as it already was known, new Disney Village will be equipped with a new shop World of Disney forming the angle between the principal alley of Disney Village and the new alley which goes towards the Imax room and the Vinci car park. A new entry of station TGV will be also built against Parkin Vinci.

The new convention centre is not exactly a convention centre, its more of a huge exhibition centre known as a centre of conventions.

The conventions side of DLRP has always done quite well and does bring in a lot of money, there has been a steady expansion of the convention facilities at the resort from day one. First the Hotel New York had an extension built onto the existing convention centre due to demand, this was repeated with the building of the Newport Bay Club convention centre. There is also a temporary "convention tent" on the plot of land on the left hand side of the NPBC, so the demand is there.

Also "convention season" is usually from end of august to march/april time, this will help make the resort busier in the generally quieter winter months.
The expansion of the Val d'europe urban development calls for more facilities like this and the people attending these conventions need somewhere to stay so new hotels are needed.

According to the Euro Disney S.C.A. financial report the average annual occupancy rate of the Disney hotels (5,800 rooms) from 1997-2003 was around 81%. The demand for Disney hotel rooms is there, the problem they have is the average guest spend per room.

If hotel occupancy was such a problem i dont think the other hotel operators, Holiday Inn, MyTravel, Envergure and LTI International Hotels would have taken such a risk building and running hotels near the resort (granted they do charge less per room) but once again the demand is there. Also, Marriott is due to open their Vacation Club soon.

Re: More and more development!!!!

Even if the occuoancy is at 81% it needs to get higher if spending is down. Disney should get to a point where spending can be made up in higher room costs. And even then there shouldn't be expansion until profits are a consistentcy. Over expansion has killed many a company.
